The meeting was called to order at 4:05 p.m.
President’s Report
1. Terry Sterling reported that we have two new houses under construction, and welcomed Joe & Donna Moody to the HOA.
2. The paving and culvert have been completed. Terry expressed thanks to everyone who worked on the pothole parties.
3. The By-Laws have been updated and approved.
4. The request for dismissal of dues due to hardship was withdrawn as the dues were paid.
5. Josh Grieger is in the process of obtaining impervious soil from Terry Sterling in a private deal. However, it needs the signatures of the other homewoners as it amends part of the declarations.
Treasurer’s Report
Tom Perciaccante reported that one homeowner still owes $350 in dues. We have a current balance of $3,106.
Election of Officers
All the current officers agreed to continue in the current positions. Don Artis moved that the current Board continue to serve. Karen Nichols seconded the motion. The motion passed unanimously.
Formation of Committees
Beautification Committee – Josh Grieger (chair), Karen Nichols, Jessica Story
They will be cleaning up the entrance and trimming branches along the road. It was noted that Lot 2 needs to be bush hogged, as well as the common areas.
ARC – Caroline Ketcham and Mike Vose
Two building plans for homes were approved this year.
Pond Committee – Jason Torgerson (chair), Lars Howle, Peter Hume, Jessica Story
Jason has been in contact with Orange County and will take a class to learn how best to maintain the pond. Some trees may need to be cut down on the dam side. Jason will let us know about a pond clean-up day, if needed.
Website Committee – Tom Perciaccante (chair), James Balfour, Kenneth Obi
James and Tom will get together to update the website and post meeting minutes.
Road Committee – Terry Sterling (chair), Johnny Strickland, Don Artis, Josh Grieger
The paving went very well. Areas 1 and 2 were completed. Hopefully, areas 3, 4, and 5 will be done next year. Areas in front of lots that are under construction will be done after construction is complete. Don will be filling potholes by the entrance Sunday, Oct. 22, and would appreciate any help.
Transfer of Impervious Soil
Josh and Terry are completing a private arrangement to give Josh the impervious soil allotment he wants. This will change the allotment of impervious soil area for their two lots, thus amending the declarations. Therefore, all the homeowners need to sign (and notarize) that they are aware of this change to the declarations, even though it does not affect their impervious soil allotment in any way. Please sign before you leave.
Annual Dues
Sally Vose moved that the annual dues remain at $1,000. Terry Sterling seconded the motion. The motion passed 15-2.
There was no new business.
